What a residential appraisal from us covers

GPS Home Appraisal values homes in Peoria and across Maricopa County when a decision needs an independent, documented opinion of value. An appraisal answers a narrower question than a website estimate: what one property was worth on one date, for a stated purpose and a named set of readers. Our office is at 7865 West Bell Road in Peoria.

Homes and property types we appraise

    • Single-family homes. Tell us about additions, renovations or an accessory building, and anything in the records that differs from the home as it stands.
    • Condominiums and townhomes. Have the unit number and the HOA information ready.
    • Multi-unit properties (2-4 units). Say how many units there are and whether they are rented.
    • Vacant land with improvements. Describe what has been built or installed on the parcel.

Why Peoria owners order an appraisal

    Estate, probate and date-of-death values

A personal representative's inventory and an heir's tax basis both turn on what the home was worth when its owner died. See probate appraisals and IRS step-up appraisals.

    Divorce

Arizona is a community property state, and the court divides community property equitably (A.R.S. § 25-318). No statute fixes the date a marital home is valued, so ask your attorney which date the report should use. Our FAQ notes that both parties typically receive copies of a divorce appraisal.

    Before you list or buy

Our service list includes pre-listing appraisals for sellers and pre-purchase appraisals for buyers: an independent value before a price is set or an offer is made.

    Removing PMI

Before ordering, ask your loan servicer which valuation it accepts and who has to order it.

    Appealing a property tax valuation

Each year the Maricopa County Assessor's Office sends a Notice of Valuation showing the home's full cash value and limited property value. The value is set as of January 1 of the year before the tax year (A.R.S. § 42-11001). An owner who believes the full cash value is too high may petition the Assessor within sixty days after the notice was mailed (A.R.S. § 42-16051). The petition states the owner's own opinion of value and the support for it. The Assessor's appeals page names recent appraisals and comparable sales among the supporting documents.

If the Assessor denies the petition, Maricopa County owners go next to the State Board of Equalization, within twenty-five days after the decision is mailed (A.R.S. § 42-16056). Court appeals, heard by the Superior Court's Tax Department, run on their own deadlines. Ask the Assessor's office or your adviser which date an appraisal should address. No appraisal guarantees a lower value.

    Other reasons

Our service list also names bankruptcy appraisals and expert witness and litigation support.

    How the process works

    1. Contact us. Give the property address, approximate square footage, property type, the purpose of the appraisal and your deadline. You receive a fixed quote.
    2. Schedule the visit. We can typically schedule an inspection within a few days.
    3. Inspection. The appraiser measures the home, photographs the interior and exterior, and notes condition and features. This typically takes 30-60 minutes.
    4. Research and report. Comparable sales are documented and analysed, and the report is written to USPAP.
    5. Delivery. Our FAQ states: "Standard turn time is 3–7 business days from inspection. Rush options available; complex properties may require additional time." The client, or the client's representative, receives the complete report.

    Communities we serve

We serve Peoria and all of Maricopa County, including Glendale, Arrowhead Ranch, Westgate and Sun City. Inside Peoria, location matters. Old Town around 83rd and Peoria avenues, P83 just south of Bell Road, and Four Corners at Lake Pleasant Parkway and Happy Valley Road are different settings. Our Peoria property guide explains how to identify a property beyond the city name.

    What a residential appraisal costs

Our home page puts it this way: "Typical fees range from $450–$950." The fee for your property is given as a fixed quote after a brief intake covering the address, size, scope and deadline. Have the scope, the fee and the delivery date confirmed in writing before work begins. If your date is close, see rush appraisals.
